1. Scope of Work & Authorizations

• Authorized Access: The client authorizes Gardner’s Exterior Cleaning Cowboys to perform exterior cleaning services on the specified property. The client warrants that they either own the property or have explicit legal authority from the owner to authorize this work.

• Water & Electrical Utilities: The client must provide access to a reliable, on-site outdoor water spigot with a minimum pressure of 4.0 GPM. If a functional water source is unavailable upon arrival, a cancellation/dry-run fee may apply.

2. Property Preparation (Client Requirements)

To prevent property damage and ensure a seamless wash, the client agrees to complete the following prior to the team's arrival:

• Sealing the Property: Securely shut and latch all windows, doors, and skylights. Gardner's Exterior Cleaning Cowboys is not liable for interior water damage resulting from faulty window seals, unlatched doors, or open windows.

• Clearing the Work Area: Remove all loose items from decks, porches, patios, and driveways (including vehicles, patio furniture, potted plants, toys, and doormats). If our team must move items to perform the work, we assume zero liability for any damages occurred while moving them.

• Safety & Hazards: Keep all pets and children indoors during the duration of the washing process. Ensure all outdoor gates are unlocked.

3. Pre-Existing Conditions & Damage Disclaimers

Exterior cleaning reveals the true condition of a structure, but low pressure and high pressure alike can highlight or exacerbate structural flaws that were already failing.

• Siding & Vinyl Vulnerabilities: We are not responsible for damage caused by water intrusion through pre-existing cracks in vinyl siding, degraded wood, failing grout, or improper construction flashing.

• Oxidization & Weathering: Sun-facing vinyl and metal siding naturally oxidize over time, leaving a chalky residue. Standard washing removes dirt and mold but may reveal uneven color shading or tiger-striping caused by permanent sun oxidation. We do not guarantee the removal of pre-existing oxidation.

• Concrete & Brick Aging: Aged, spalling, or improperly cured concrete can chip, crack, or scale under normal pressure. We are not liable for surface degradation on concrete that is less than 1 year old or already structurally compromised.

4. North Georgia Clay & Hard Stain Exclusion

• Stain Limitations: While our treatments aggressively target and significantly lift stubborn stains, the client acknowledges that deep-set organic stains, mineral deposits, oil stains, rust, and North Georgia red clay iron-oxide stains may be permanently bonded to the porous surface. Total removal is never 100% guaranteed.

5. Landscaping & Plant Protection Disclaimer

• Plant Safety Protocol: We utilize biodegradable cleaning treatments and implement strict safety mitigation strategies, including heavily pre-wetting, rinsing, and post-treating surrounding grass, trees, and ornamental plants.

• Minor Leaf-Burn: The client understands that highly sensitive or fragile vegetation may occasionally experience temporary "leaf-burn" or minor spotting from airborne cleaning mist. This is a cosmetic issue, does not kill the root of the plant, and Gardner’s Exterior Cleaning Cowboys is not liable for minor vegetative spotting.

6. Payment, Cancellations, & Claims

• Payment Terms: Payment is due immediately upon completion of services unless prior commercial billing arrangements have been agreed to in writing.

• Damage Claims: Any claims of property damage allegedly caused by our operations must be submitted in writing with photographic evidence within 48 hours of service completion. Gardner's Exterior Cleaning Cowboys reserves the right to inspect the alleged damage and hire a certified third-party contractor of our choice to rectify verified structural issues.
